RENO, Nevada (October 2021) – The Reno / Sparks Association of REALTORS® (RSAR) today released its September 2021 report on existing home sales in Reno / Sparks and Fernley, including the median sale price and the number of home sales in the area. RSAR obtains its information from the Northern Nevada Regional Multiple Listing Service.

During the month of September, RSAR saw the median selling price of single-family homes in the Reno / Sparks market hold steady at $ 530,000, the 4th consecutive month for the market to stabilize as fall approaches. Overall, the price of existing condos / townhouses has declined from last month, creating opportunities for first-time buyers. Homes always sell quickly, with an average closing time of 8 days from the time the property was listed for contract.

“With house prices held constant for the fourth month in a row, buyers can now be more confident in their decision to enter the market,” said Gary MacDonald, President of the Reno / Sparks Association of REALTORS®. “Homes always sell pretty quickly, so it’s imperative to work with an experienced real estate agent who can help you through the home buying process. “

Reno / Sparks

  • In September 2021, Reno / Sparks made 582 sales of existing single-family homes, a decrease of 16.7% from last year and an increase of 3.7% from the previous month.
  • The median selling price of an existing single-family home in Reno / Sparks was $ 530,000, a 20.5% increase from last year and no change from the previous month.
  • The median sale price of an existing condominium / townhouse in Reno / Sparks in September 2021 was $ 282,500, an increase of 4.8% from last year.

Reno (including the northern valleys)

  • In September 2021, Reno (including North Valleys) recorded 406 sales of existing single-family homes, down 17% from last year and up 4.4% from the previous month.
  • The median selling price of an existing single-family home was $ 550,000, a 19.6% increase from last year and less than 1% decrease from the previous month.
  • The median sale price of existing condos / townhouses in September 2021 was $ 287,500, up 4.5% from last year.

Sparks (including Spanish Springs)

  • In September 2021, Sparks (including Spanish Springs) recorded 194 sales of existing single-family homes, down 14.9% from last year and down 2.5% from the previous month.
  • The median selling price of an existing single-family residence was $ 504.0, an increase of 20.3% from last year and 1.4% from the previous month.
  • The median sale price of existing condos / townhouses for September 2021 was $ 272,500, an increase of 13.5% from last year.

Fernley

  • As of September 2021, Fernley had 54 sales of existing single-family homes, an increase of 3.8% from last year and a decrease of 18.2% from the previous month.
  • The median selling price of an existing single-family residence was $ 371,250, an increase of 29.2% from last year and an increase of 3.4% from the previous month.
